Procedure for Payment of Property Tax
Step 1:Visit on to www.nkdamar.org and click on "Assessment and Payment of Property Tax".
Step 2:Click on "Apply for Self Assessment and Payment of Property Tax".
Step 3:Login e-District using your User ID and Password.
Step 4:Upon successfully logging in, please select under the Head Line "Department" NKDA Payment of Property tax at NKDA.
Step 5:Fill in the assessment no and select the online/offline mode of payment.
Step 6:Fill in the details and select save.
Step 7: Select either online payment or offline payment.
Step 8: In Case of Online Payment, on successful completion of payment e-Receipt of Property Tax will generated.
Step 9:In case of offline payment download the payment challan, pay the tax at bank within the date printed on the challan, and upload the receipt copy. E receipt will be generated once the same is verified by the Authority. After confirmation of payment by the Authority citizen can download the e-Receipt of Property Tax.
Step 1: Log on to www.nkdamar.org and click on “Assessment and Payment of Property Tax “.
Step 2: After checking all necessary details and information click on “Apply for Self Assessment and Payment of Property Tax “.
Step 3:Log in using your User ID and Password in case you are already registered on e-district, else select Citizen Registration and the follow the steps to complete registration. Please note that once the User Registration Acknowledgement is displayed on your screen, you are already registered, whether you receive the sms or not. Now log on with your User Id and Password.
Step 4:Upon successfully logging in, please select under the Head Line “Department”, NKDA Assessment of Property Tax at NKDA.
Step 5: Check carefully the Eligibility criteria, Documents required, fee details etc and then click on “Apply”.
Step 6:Enter the “Date of Completion or Possession or Purchase of the property, whichever comes earlier” and press “Search.“
Step 7:Fill in Details of Entity filing Assessment Return and Address of the property. Also validate your mobile number through the OTP.
Step 8: To proceed click on “Save & Next”. Then fill in the Communication Address of the Applicant or tick the box in case it is same as previous address, Details of the Tax Sathi ( in case assistance of any Tax Sathi is availed or select none)followed by Type and Location of Property, Property Details ( after submitting the data in each row, please click on the “Add “ button) and Other Details.
Step 9: Check the box to accept the declaration and then you can either “Save Draft” your application or click on “Save & Next “ to proceed.
Step 10:View Application Details for Assessment of Property Tax at NKDA. If the displayed information is found to be correct please select “Attach Supporting Documents” to proceed further.
Step 11: Upload the document/s as required or in case none is required , select “Save & Next “.
Step 12:View Application Details for Assessment of Property Tax at NKDA and the Supporting Document list and other details.
Step 13:Click submit.
Step 14: Application Acknowledgment will be displayed on the screen. You can print, finish, see and download the annual valuation and tax ( which will bear your assessment no.) and pay.
Step 15: On clicking Pay, fill in the assessment no and select the online/offline mode of payment.
Step 16: Fill in the details and select save.
Step 17: Select either online payment or offline payment.
Step 18: In Case of Online Payment, on successful completion of payment e-Receipt of Property Tax will generated.
Step 19: In case of offline payment download the payment challan, pay the tax at bank within the date printed on the challan, and upload the receipt copy. E receipt will be generated once the same is verified by the Authority. After confirmation of payment by the Authority citizen can download the e-Receipt of Property Tax.
* Modification of Assessment of Property Tax is allowed only if the application has been approved by the authority.
Step 1:Login e-District (www.edistrict.wb.gov.in) using your User ID and Password.
Step 2: Upon successfully logging in, please select under the Head Line "Development Authority " NKDA (18). Please find "Modification of Assessment of Property tax " under 'services' and apply.
Step 3:Fill in the assessment no, Last Payment Date (Payment should be clear till preceding quarter), Reason For Modification and click on submit.
Step 4:Fill in the details and click on save & next.
Step 5:After filling all the details please select the date of 'Modification Applicable from' and click on save & next.
Step 6:Upload the required documents and submit the application.
Step 7:The application will be approved by the authority after checking and verifying all the details.
After login in www.edistrict.wb.gov.in please find view/Edit Profile (right side top corner) you can update your latest Applicant Phone No. / Email Address against the Assessment in eDistrict after click on Edit Phone / Email.
Step 1:Login e-District (www.edistrict.wb.gov.in) using your User ID and Password.
Step 2:Upon successfully logging in, please click on track application.
Step 3:Check your application status and download the e-Receipt from Download option.

Please be aware that you need to assess only once unless there has/have been any change in your property like use, structure etc(not age).

Please input your assessment no. Against which the tax was paid for the first year during payment

Please be aware that you do not need to assess your property every year unless there is a general revision.

Illustrative Case Study

Definition

Covered area
As per provision of NKDA Act, 2007, covered space means the total floor area including the thickness of the wall and includes the spaces of covered courtyard, gangway, garage, open garage, Verandah, common service area, balcony and such other places. For interpretation of covered area for flats / apartments / apportioned units so far as property tax is concerned, the super built up area as mentioned in respective deed plus the garage area as mentioned in the deed (if any) to be considered as total covered area. However, if in the deed, the garage area is included within the super built up area, then super built up area is to be considered as the total covered area and the online self assessment form is to be filled up accordingly. This is for further clarification the covered area as mentioned in deed (if any) are generally not same as the covered area defined in the act for computation of property tax.
Special projects
Residential Projects having any of the 5(five) in-campus facilities & amenities listed below will be considered as Special Projects.
  • Club or alike.
  • Swimming Pool.
  • Banquet Hall / Community Hall or alike.
  • Gymnasium or alike.
  • Restaurant / Cafeteria or alike
  • Department store or alike.
  • Spa / Message Parlour / Beauty Parlour or alike.
  • Creche or alike.
  • Sky walk or alike.
  • Tennis Court /Basket Ball/ Squash Court or alike.
  • 75% or above open space.
HIG / MIG / LIG residential units
a. Primarily any project conceived upon a land earmarked as HIG/ MIG/ LIG plot by WBHIDCO and / or so mentioned in the relevant master Plan / deed shall be considered as HIG / MIG / LIG project as applicable.
b. Any project conceived upon any “Bulk Plot” and developed and earmarked as HIG (which does not fall under any Special Project)/ MIG/ LIG housing projects by the developer concerned shall be considered as HIG/ MIG /LIG as the case may be.
c. In case neither of the above, for classification of HIG/ MIG/ LIG, the dimension in sq. ft. as mentioned in Notification No. 737-HI/1M-2/2007 (Pt.) dated 17th August, 2015 (as amended time to time) of Housing Department (L.A. Branch), Govt. of West Bengal to classify HIG / MIG/ LIG units will be followed.
  • (i) LIG: 500 Sq. Ft. to 700 Sq Ft.
  • (ii) MIG: 701 Sq. Ft. to 1100 Sq. Ft.
  • (iii) HIG: 1101 Sq. Ft and above
